The Surrey MLS system is one of the top real estate networks in the country. This is especially true if you ask the Real Estate Investment Network’s president Don Campbell, who not only testifies to the investment value of the city but who also placed Surrey 4th on REIN’s list of top real estate investment cities in Canada (and topped their BC-only list).

Beyond the pure real estate investment value, Surrey is a popular destination amongst families—especially in recent years. After a slightly-blemished public profile due to higher-than-average crime rates some years ago, the city has rebounded through lowered crime rates and an overall better image.

Surrey MLS listings are most popular with young families, who find an affordable place to live, inside a happening metropolis. In fact, about 1/3 of the half-million residents are under 20 years old.

Perhaps the newly-minted image for Surrey is due in part to the strong economy that’s lead to a super-strong real estate market. Or perhaps the popularity is due to the lowest property taxes in the region and the rock-solid urban planning. Perhaps it’s all of these things. The thriving jobs, low taxes, and the low point of entry to condos all help contribute to the city’s skyrocketing popularity.

Surrey is also one of the only places in Greater Vancouver where you can still purchase a condo for under $200,000 (other than Langley or farther East)—although a marked percentage of the city’s real estate has appreciated significantly… 

Surrey MLS and Real Estate Information

Like most of Greater Van’s cities, Surrey’s MLS real estate market varies with geography and housing type. For example, the average detached home price across the city is $606,000—but Central Surrey’s average detached home price is $627,000 and North Surrey’s $567,500.

Average Townhouse Price: $255,500

Combined Surrey Averages:

Average Detached Home Price: $606,000
Average Townhouse Price: $316,000
Average Apartment Price: $207,000  

South Surrey/White Rock Detached Homes:

Median sold price: $898,000
Average % of list price: 95.60%
Average days on the market: 89 days 

Condos/Townhouses

Median price for condos and townhomes: $340,000
Average % of list price: 97.17%
Average days on the market: 95 days

So—purely from a real-estate cost perspective, Surrey has become an affordable place to live for young families when compared to Greater Van overall, where the average detached home sale price is $678,000. But then there’s the entertainment, parks and endless amenities. Surrey also remains price-competitive when compared with neighbouring Langley—where the average detached home costs $653,000. Neighbouring Delta North however has the average home sold at $583,000—but it doesn’t boast the same metropolis amenities.
